BUYERS

Why you should work with us to buy:

Real Estate is a complicated business. There are a million details that must be handled in a timely manner in order to provide the quality of service that you deserve. Our professional input will help you prepare your home for sale or will help “search the world over” for the home of your dreams. We have developed our own marketing plan to ensure that our clients receive exceptional real estate service… not just satisfactory, but EXCEPTIONAL!

Buying a home is certainly one of the most rewarding experiences most of us will ever have… it’s also one of the most challenging. If you’re buying for the first time, the process may seem overwhelming; and even if you have been through it several times, every move is different and presents new challenges. One clear advantage of enlisting our help is simply that you do not have to “do it alone”.
We have the training, knowledge and the experience to help you through each step of the process. That means someone who knows the process intimately is there to help you every step of the way, ensuring that every detail is handled properly. We will make the process of finding, buying, and moving into your new home as soon, quick, and enjoyable as it can be.

In addition, we represent a valuable source of information about market trends, communities, neighborhoods, and especially homes for sale throughout the area. Remember, not every seller runs an ad in the local paper or puts a sign up in the yard. We offer you access to complete and regularly updated information about every home listed by area agents through the Multiple Listing Service (MLS).

Why you should buy a home:

  1. Pride in Owning: Most people buy homes to have control over where they live. Although investment features are important, the psychological reasons for buying- the satisfaction of owning, the freedom from paying rent - are at least as important.
  2. Dislike Paying Rent: Almost 7 in 10 owners and renters admit that their dislike of paying rent was an important factor in their decision to buy. Although renting offers a lifestyle that’s nearly maintenance free, it offers you no equity, no tax benefits, and no protection against regular rent increases. Writing a rent check is like watching your hard-earned money slip away.
  3. Settling Down: More then 6 in 10 renters said “settling down” was an important reason to buy.
  4. Good Investment: 76% of owners and 69% of renters said that the investment aspect of ownership was important.
  5. Tax Advantages: Property taxes and qualified home interest are deductible on Schedule A for an itemized deduction.
  6. Long-Term Appreciation: People consider home ownership a good investment because they view it as a long-term venture. Historically,
home prices have risen at relatively steady rates.
  7. Leverage Investments: People borrow a great deal to buy a home,
yet they receive the full benefits of price appreciation. In the long run, investments in homes greatly outpace inflation.
  8. Source of Savings: Home ownership always has and continues to comprise the single largest source of savings for American households. Homeowners build equity and can borrow against it.

TESTIMONIALS

Carrie was great to work with throughout the process! She works hard, cares, is highly capable, knowledgeable, very responsive and takes the time to get everything right! My Boulder townhouse went on the MLS and closed in under a month, and Carrie facilitated the entire process in an expert and professional manner! Highly recommend!
Charlie

Carrie is a very experienced and knowledgeable realtor. She is extremely responsive, detail oriented and easy to work with. She helped me sell my townhome in a short period of time. The property was on the market, went under contract, and sold within 45 days. Carrie helped me negotiate the price and respond to issues following the inspection. She always had my best interests in mind and had all the right answers. Carrie is someone that you can trust with an important transaction such as buying and selling a home. We look forward to working with Carrie again in the future.
Sarinya

We are so lucky to have found Carrie Hill with Rocky Mountain Real Estate, Inc. I really can't say enough wonderful things about Carrie! She is very knowledgeable, very responsive and guided us through two different contracts before we got our place sold.  Carrie has a very "calm" demeanor and she keeps everything running smoothly through the whole process. We received lots of communication and advice through our 6-8 week process. In the end, she saved us thousands of dollars. I really liked her "menu" approach to real estate fees. If you know anything about a real estate transaction there are lots of things you can do yourself to get your home sold quickly. Carrie handles the rest! The process went so well that I almost wish I had another house to sell.  We hope you are there next time around!
Steve

Carrie is an amazing agent with a great deal of patience! She walked us through each step and answered our many many questions and many e-mails. She is very knowledgeable and knows how to negotiate. Through the process she was able to help us with the choices we had to make and again was very patient with us. We highly recommend her to anyone looking to sell your home. It was an exceptional experience and she made it seamless and easy! 5 Stars! Thanks Carrie!
Austin, Loveland, CO

I highly recommend Carrie for all of your Real Estate transactions.  We used Carrie as a transaction broker in selling our home and the purchase of a new one.  She worked both transactions through to the closings better than any real estate agent we have ever used in the past.  Carrie stayed on top of everything and her communication throughout the process was fantastic.  She always maintained our best interests as a priority.  We loved working with Carrie and are excited to spread the word!
Mickey, Denver, CO

Dear Carrie,

I wanted to let you know how much my wife and I appreciate your assistance in selling the estate of her step father. When you contacted me I thought I should listen to what you had to say. You didn't appeal to greed claiming that we would be rich by using you. You simply stated what services you would perform and what you would not do. We liked what you had to say. We also felt having "boots on the ground" would be a benefit to us and it was. Living out of state and having an agreement with you we didn't need to return to Colorado to sell the house. How cool is that?

The next door neighbor had gone through a short-sale and it took them well over a year to sell, so I was prepared for the long haul. I was shocked that we had an offer after less than 24 hours after it was posted on the MLS. In about 10 days we had a contract for market value on the home after getting 7 offers in writing. You helped us figure out which offer was the most solid and what offer to accept.

It is rare to find professionals with the ethics, professionalism, determination and problem solving skills you possess. I saw your ethics at work specifically, after closing, when the buyer demanded new locks saying they were damaged. Looking back, his emotional outburst was understandable but still, after closing we could have said "your problem". You gently reminded us we agreed to turn over the house in its original condition. Your calm ethical approach was the right thing to do. You displayed professionalism when you didn't let your emotions get the best of you. You remained calm and refused to be manipulated by several buyers agents during the negotiations process. You did what you said you would do, when you said you would do it. You are determined and a problem solver. When the house went into foreclosure before closing and we found out the bank changed the locks not allowing the buyers to do a walk through, you were not even slowed down a little bit. When the buyers mortgage guy had to have emergency surgery delaying the closing it was just one more problem to be solved. You handled all the obstacles with grace and ease.

I would whole heartedly recommend you to anyone needing a "Top Gun" Real Estate agent. You get it. You get the Real Estate industry. You get people. You know how to be real. It seems to me the Real Estate agents who do not "get it" try to compensate by "playing games". You do not need to. You bring your "A" game.

Often we wonder if others notice if we live a life with character, ethics and good morals. We silently wonder if others see the fruit of our heart which are our deeds and words. Carrie, we noticed. I think others notice as well but maybe they don't say it or they like you but do not know why. We see why Carrie.

YOU ROCK!

Sincerely,
Allen & Marina

Allow me to preface by stating that I am currently an attorney, and prior, I worked in the mortgage/real estate market for over 5 years.  I only admit this to add credibility to what I am about to say regarding Carrie Hill and her services as my agent.

My father died and my sister and I needed to sell his house.  Aside from the obvious trauma in dealing with the circumstances, both my sister and I live in California...a bit west of Colorado.  Initially, I believed I could sell the house on my own.  I figured if I priced it right, it would go quickly.  Thus, I placed an ad on Craigslist and began fielding inquiries.  Needless to say, the best one came from Carrie.  She called, introduced herself as a Realtor, and asked about my situation.  I was hesitant at first, due to the fact that since the time I listed his house on Craigslist my phone was incessantly ringing from every Tom, Dick, Sally and Harry who thought they could steal the property from me.  However, Carrie was different, she "had me" right from the onset.  I admired her go-getter/can-do attitude and I thought I would give her a shot.  We set an appointment to meet and view the property.

She arrived with her baby girl, who she asked if it was ok to bring along, and who is absolutely adorable.  Most might think that the baby would distract Carrie from her work, preventing her from giving 100%, I can truthfully say this could be nothing further from the truth.  The ability to have her baby with her while she worked only made her more efficient and content, which undoubtedly led to our success in working with one another.

I hired Carrie and it was the best decision I've made thus far in dealing with my father's affairs.  She handled everything with the utmost respect and dignity.  Carrie always had my interest in mind, I truly felt like I had an agent who was on my side, negotiating the tenuous balance between my wish to wrap things up quickly but also not give the house away.  This is a tough feat that in my humble experience, very few agents understand how to straddle.  Carrie does.

We were under contract three separate deals before  the one that ultimately closed.  These trials and tribulations are a testament to Carrie's determination and commitment to CLOSE.  Whether it was the big tree in the front yard that buyers and inspectors were hesitant on, or the foundation in the basement that worried them, or the 11th hour walk away (literally the Saturday before a Monday close that buyers backed out of after demanding we replace the roof, and us doing so!), Carrie NEVER lost hope nor did she shy away from her commitment.  In all these situations, when I was losing my mind, Carrie was my rock of confidence.  She always found a way to talk me down and reassure me that things will work out, which they eventually did.

You are probably tired from reading, so I will bullet point some of the NUMEROUS things Carrie did that impressed me and illustrated her exceptional aptitude as an outstanding Realtor.

1.  She drove to Broomfield, from her house in Boulder (baby in tow), to pick up a necessary document for close that I obviously was unable to get being in California.
2.  At close, she argued in my defense regarding a "who's at fault" issue which resulted in a $400 gain to me.
3.  Her communication skills are phenomenal.  Being an out of town deal, I never felt neglected.  Everything I needed to know, I was informed of without delay.  It was truly as if I was in her office.
4.  All document signings, document returns, everything that makes an out of state deal difficult, she simplified.
5.  She is emotionally intelligent.  I know this sounds silly, but knowing the industry, it is imperative you work with someone like Carrie who can advocate on your behalf without becoming personally vested and thus detrimental to your goal.
6.  Perhaps most importantly, Carrie knows what it takes to SELL.  She understands marketing strategies, how to approach pricing points, and she gets the deal done.

In summation, in our current economic situation, everyone (including me) thinks it is a buyers market and there is no need to employ an agent.  This is just plain wrong.  Carrie is the reason my sister and I walked away from my father's closing with enough money to cover funeral costs.  For this, I am eternally grateful to her.  I mean it when I say this, she is one of the stars in the real estate industry.  If you are thinking of selling/buying a home, I encourage you to meet with Carrie, you will not be disappointed.
Todd, Bay Area, CA

With little notice, my husband was offered and accepted a promotion that required us to move. We found ourselves needing to sell our house within a short period of time and did not know where to start. Carrie was instrumental in helping us get our house staged to sell, drawing in qualified buyers, and getting us an offer 8 days after putting our home on the market. Carrie worked hard and was accessible at all times throughout the whole process and did not ease up until the papers were signed and we turned over the keys. I would definitely not only recommend Carrie but also would not use any other Realtor when it comes to buying or selling our own homes.
Christine, Boulder, CO

Carrie and I met a few years ago after a friend recommended her to me. At that time I wanted to buy a house and Carrie worked hard to find the best value for me. She did not stop there. Carrie prints out lists of houses in the area so I can compare for myself. Then she visits homes for me, pointing out advantages and disadvantages. Her attention to detail makes the job of buying and selling houses almost easy. Working together, we have purchased two houses. Her experience and willingness to work with me gives me the confidence to make decisions that are profitable. I value Carrie’s work ethic and consider her a good friend. I expect we will continue working together for many years.
- Judy, Broomfield, CO

I sincerely believe we would not have found our house without Carrie. Her helpful, organized, low-pressure manner was a huge asset, and because she listened carefully to our wish list and previewed every home she showed us, she had an amazing ability to guess what our reaction would be to each property. She gathered such a good feel for what we wanted that she was ultimately able to introduce us to a neighborhood that wasn’t on our radar, and a home she knew we would love the moment we saw it.
Erin, Arvada, CO

During a challenging time period in my life, when I unexpectedly found myself having to sell my father’s residence, I was very courteously approached by Carrie Hill to help me with this matter. Immediately I found her manner different than other agents who had contacted me, and found her to be truly interested in my situation, objectives and concerns. Carrie’s integrity shone through in all aspects of her marketing, selling and closing of the property. For such a personally trying event, she was extremely professional and attentive to me – the seller’s requirements. Plus, she sold it within the timeframe and for the price we sought. I would, and have, highly recommended Carrie Hill to anyone selling or wishing to purchase real estate.
Jessica, Boulder, CO

Carrie Hill is a real find! She is very knowledgeable, detail-oriented, and conscientious, and she genuinely cares about you, as well as the sale of your property. Most importantly, she provides you with only the services that you actually need, and performs them beautifully, efficiently, and in a timely manner. This can save you a lot of money, as compared to other realtors. Her business model and way of providing services is clearly the way of the future! We would definitely choose her again, over any other realtor in our area.
Kendra & Jason, Boulder, CO

We have had the recent pleasure of doing business with Carrie Hill and Rocky Mountain Real Estate Inc. in the sale of our home in Estes Park. Carrie was recommended to us by my brother to act as a listing service for our home at 822 Alpine Dr. This was a fixed cost for listing and closing paperwork and was very reasonably priced. I have been involved with many realtors through my construction business and have almost always been disappointed.Carrie, however, went well beyond our expectations with great communication and prompt responses to my sometimes ignorant questions. I would highly recommend Carrie’s services for any level of real estate sales and will certainly call on her for any future needs we may have in real estate. Thank you Carrie, it has been a pleasure.
Andy & Melanie, Longmont, CO

We recently worked with Carrie Hill to sell a family property. She was very professional and represented us very well. She understood the process completely and was able to answer all our questions. She was always available and quick to respond to anything we needed. Our situation was a little different as I was the personal representative for my Father who had passed away. She helped us through the paperwork as some of it was different from a normal transaction. She made the whole process run smoothly. It was a pleasure working with her and many times during the process we commented on how smart she was and how quickly she got things done. I believe our initial contact with Carrie was on a Monday morning. The house was listed out on MLS with photographs and we had her sign up in front of the house on Wednesday afternoon. The quickness continued throughout the entire sale process. Our experience with Carrie was excellent and we would not hesitate to call her again for a real estate transaction.
- Karen & Bill Matthews

We hired Carrie and she went "the second mile" for us over and over during our sales process. We were able to stay in touch with her on a daily basis. The paper work was clear and concise. In short, she was AMAZING. Talk about value! We would use Carrie again in a heartbeat.
